Location: North York
We started with an existing mid-90’s two story home and transformed it into a contemporary architectural piece that focuses on evoking a feeling of natural openess throughout. The highlight exterior feature of this home is brazillian nut wood that when paired with interior accent lights has an amber like glow. Using the existing foundation and walls above grade, the orginal brick was covered with additional insulation and an interior spray foam treatment.
Our firm specializes in large scale renovations and additions, custom homes, and historical restoration projects. Our approach starts and ends with the same sentiment; whether it is a new build, a large scale renovation and addition, or a historical restoration, everything project we design and build should be the same quality as a newly built custom home. This approach reinforces our commitment to creating a timeless and cohesive finished product regardless of what category of construction we are applying our expertise to.

Through the process of our team creating drawings for you, we will work with you to properly plan your project. We start with a review of the early phase plans in order to familiarize our team with the minute details that are important to you, as well as the structural details at a later phase required for the safety of your family. Through this process we may recommend changes that can result in efficiencies, as well as features that we believe will improve the overall quality of your space.
Upon completion of our review we will provide you with a detailed scope of work and itemized construction budget. This budgeting process will take place 2-3 times through the planning process prior to the start of construction in order to ensure that the development of the body of work is feasible at several stages. These budgeting milestones normally take place at the point of having preliminary architectural floor plans and elevations, preliminary interior design drawings, and upon the completion of the structural design. The goal is to ensure that the budgetary guidelines we are working with are as precise as possible at this phase.
Once your project has passed our financial feasibility milestones, we start on-site production. Through the construction process we provide you with photo, schedule, and financial updates that keep you up to date with the progress being achieved for your project. We will also invite you to several on-site review meetings in order to confirm details, review changes required if necessary, and ensure that you are in tune with the specifics of the final product we are creating for you.
We offer a 1 year limited warranty on every finish inside and outside of your home. We also offer a 2 year structural warranty if your project requires structural modification!
1. Schematic Design starts with a property zoning review and design intake meeting. We establish project goals and review your overall requirements to make your project uniquely yours.
2. Line Drawings encompass the overall footprint and layout of the home. Paired with exterior perspective sketches, this part in the design process is where the home is first taken from a concept to an accurate representation.
3. 2D Renderings is when exterior materials are first seen on the exterior of your home. This meeting is paired with material selections and further detailed floor plans.
4. 3D Renderings depict the finished exterior design and interior floor plans of your home in realistic 3D renderings. Daytime and nighttime renders with multiple perspectives give a complete overview of the finished product before construction.
