This transitional Korean inspired home started off as a back split bungalow in the Willowdale area. Our firm undertook a large scale renovation and addition of this structure in order to raise the main floor and second floor ceiling heights, while taking advantage of our opportunity re-organizing the interior space. The result is a home that features all of the modern amenities that a new custom build provides for a price that is reflective of re-utilizing the existing structure to the furthest extent possible.
Our perspective on design comes from a deeply rooted belief that any structure we create should be timeless. In our eyes there are three fundamentals of timeless design and they include the use of historically characteristic details and materials, the use of proportions and symmetry, and considerations toward the nature surrounding the structure including the sun. While these fundamentals may seem abstract, our hands on design approach will put these principles into application for you, starting with sketching.
Feasibility Study
Every project we commit to starts with a sun study, zoning by-law review, and design intake meeting. Together we explore your stylistic goals, desired square footage, and overall requirements in advance of putting sketching pencil to paper.
Sketching and Design Exploration
Clients work hand in hand with Jesse Sahlani as he develops floor plan sketches that are reviewed and revised in person. Exterior perspective sketches are also developed, making this phase crucial to the design development process as it is here that Jesse will determine the structure’s proportions and exterior materials.
2D and Preliminary 3D Models
The first phase of the computer generated design process, it is here that the framework for an immersive 3D design process is created. These models allow our team to review the sun paths that we previously designed around, in order to ensure that window placement is optimized to harness light and that exterior overhangs don’t impeded on these sun paths. This phase also aids in the perfection of the proportions of the massing of the structure.
Photorealistic 3D Models
The final phase of the initial design process, this is the phase where every exterior detail is perfected by Jesse. Depending on the style, we review every design in depth until it is truly timeless. This phase may continue while zoning and building permit drawings are completed and submitted, and has no effect on the content of the submissions in most cases.
Zoning Drawings and Committee of Adjustments
The strategic creation of zoning drawings is crucial to the successful approval of the design we create by the pertinent municipality. Being able to work with our clients closely to optimize the file prior to submission is an important part of the strategy we approach every project with. When it comes to zoning by-law amendments through the C of A, we will represent our clients and draw on the experience we have gained through the 150+ C of A applications we have had successfully approved.
Construction Drawings and Building Permit Submission
Working with our in-house construction team, our firm will carefully assess the decisions made through the design process to ensure the structural composition of each home is both practical and design forward. DuringĀ
