Our role as custom home builders when undertaking a new home construction project is to aid in offering home owners the ability to design and build a space that perfectly supports their lifestyle and budgetary requirements.
Our goal is to support this process and amplify the results through an integrated planning approach alongside our in-house architectural design and interior design divisions or an interior designer and architect of your choice. In either scenario, we play a far reaching role in efficiently developing a cohesive plan that leaves no questions unanswered prior to the start of construction. Our involvement in these phases is often crucial to achieving an end product that respects your budget and keenly meets your functional needs.
PHASE 2

Construction Project Planning and Project Timeline:

Timeline: 1-2 months
The construction planning process is one of the most crucial undertakings of the entire project for our firm. We abide by this rule because this process allows us to alot ourselves the time to meticulously review, estimate, and plan a thorough on-site application process.
Through this process, any conflicts related to structure, mechanical infrastructure, and associated cost will be revealed from an early phase in the process. As a result, we are often able to fast-track construction projects in order to meet our clients ambitious schedules. Construction timelines will be provided once the process of allotting keen consideration to the sequence required to be undertaken on site is complete. PHASE 3

New Home Construction Process and Internal Inspections

Timeline: 3-8 Months
The initial phases of the process will consist of a series of on-site destructive tests related to geotechnical engineering and demolition of the existing structure if applicable. This process serves to answer any unknown questions and identifies the site specific needs that are required to be addressed.
We will plan to address site specific needs concurrently with the on-site execution of the initial structural phases of the process. Through the construction process, our team will complete inspections at over 90 different milestones in order to ensure that re-work and unnecessary delays are avoided. This process, paired with our ability to coordinate engineering reviews, ensures that we can provide innovative solutions to achieve the required result efficiently. This approach gives our team an inevitable edge on the front of organization and structure. These two elements are the backbone of a successful custom project that achieves a result that is good enough for our clients to live with for decades to come.
PHASE 4

Municipal Inspections

Will occur 4 times throughout the process
We work with municipal inspectors closely in order to provide them with a clear understanding of our on-site working methods, structural needs of the project, and mechanical installations.
We find that this process of providing all necessary information upfront eases the process and enables our team to find efficiencies in the schedule by building a relationship of trust for both parties. Building inspectors work with a range of unpredictable establishments and are trained in a standardized manner to question much of the process in order to avoid unintended results. We understand this to a great extent considering that our team is often on the other side of the table when offering architectural and engineering inspections.

Custom Home Warranty

2-5 Year Warranty
Our construction division prides itself on the fact that our clients will have one point of contact in the rare case that our warranty coverage is utilized.
Our warranty coverage exceeds industry standards, including Tarion, for up to 5 years after the completion of a new custom home, renovation, or addition. This program includes all structural, infrastructural, and finish installations that are all backed by both Sensus Design and Build and our reputable suppliers and vendors. We also offer emergency service to ensure that if you have a problem, it is dealt with in the fastest and most convenient manner possible.

Complete home renovations and additions, if planned properly, can add efficiency to construction projects through the repurposing of the existing infrastructure. We achieve this through a series of both feasibility testing and a careful integration process in order to ensure that the final product seamlessly blends with the new portions of the structure, including exterior renovations, in the most efficient and cohesive manner possible.
